Stevens County Zoning & Development
  • There are no commercial or industrial zoned areas in north Stevens County.  The area is predominantly zoned R-2 (Forest Lands) with some R-5 (5 acre minimum), R-10 (10 acre minimum) & R-20 (20 acre minimum)
  • Infrastructure in the area is limited to county roads (paved & graveled) and electrical power (served by Avista).  There are no public water systems or sewer systems outside of the one incorporated area.
  • The town of Northport is the only incorporated city in North County.  The city has a public water system, storm sewer system but no public sewer/waste water treatment facilities.  The city does have some areas zoned commercial but due to a lack of infrastructure it is of little use for industrial production facilities.

  • The North Central area is predominately zoned Forest Lands with significant areas of R-5 (5 acre minimum), R-10 (10 acre minimum) & R-20 (20 acre minimum) zones and a large area set aside as the Little Pend Oreille Wildlife Refuge.  Commercial/industrial zoned areas are very limited on county land and currently 100% occupied (Boise Lumber & Avista wood pulp generation site, Plumb Creek Lumber Mill).
  • Infrastructure in the area includes two north south highways (HWY 395) & State Route 25 both are paved two lane roads.  There is one east west highway (HWY 20) the remainder of the area is served by county roads (paved & graveled), electric (served by Avista) and natural gas is available along the HWY 395 corridor.  There are no public water systems or sewer systems outside of the two incorporated areas.
  • The two incorporated areas are Colville & Kettle Falls.  Both have limited commercial/industrial sites available that have adequate infrastructure available for commercial/industrial purposes.

  • Infrastructure in the area includes two north south highways (HWY 395) & State Route 25 both are paved two lane roads.  The remainder of the area is served by county roads (paved & graveled), electric (served by Avista) and natural gas is available along the HWY 395 corridor.  There are no public water systems or sewer systems outside of Chewelah the one incorporated area.
  • Chewelah has numerous small commercial/industrial sites available that have adequate infrastructure available for commercial/industrial purposes.

  • The South Central area is predominately zoned Forest Lands with significant areas of R-5 (5 acre minimum), R-10 (10 acre minimum) & R-20 (20 acre minimum) zones with some agricultural zoning and a large section of BIA land that covers the northern portion of the Spokane Tribe of Indians Reservation.
  • Infrastructure in the area includes three north south highways, HWY 395, State Route 231 & State Route 25 all are paved two lane roads.  The remainder of the area is served by county roads (paved & graveled), electric (served by Avista) There are no public water systems or sewer systems outside of the one incorporated area.
  • The incorporated area is Springdale which has no commercial/industrial zoned areas.

  • The South area is equally mixed between zoned Forest Lands with significant areas of R-5 (5 acre minimum), R-10 (10 acre minimum) & R-20 (20 acre minimum) zones and agricultural zoning with a large section of BIA land for the Spokane Tribe of Indians Reservation.
  • Infrastructure in the area includes two north south roads (State Route 231 & State Route 25) and east west (State Route 291) all are paved two lane roads.  The remainder of the area is served by county roads (paved & graveled), electric (served by Avista) There are no public water systems or sewer systems.
  • There are no incorporated areas in South County but it does support the residential communities of Tum Tum and Suncrest.  Those communities are adjacent to Spokane County and predominately serve the City of Spokane.
